In 1952, the first suburban shopping mall, Utica Square, opened at East 21st Street and South Utica Avenue. Then Sears Roebuck built a large store at 21st Street and Yale Avenue. Shoppers were finding their needs met without having to drive, park and walk to downtown stores.

In 1957, merchants banded together in a concerted effort to bring shoppers back downtown. Loosely based on the Downtown Retailers Association that had been formed in the 1940s, Downtown Tulsa Unlimited (DTU) was a nonprofit, volunteer membership association supported by many downtown retailers and some of the property owners.

Downtown Tulsa Unlimited has evolved into a nonprofit corporation of approximately 200 dues-paying members, governed by a 21-member board of directors. DTU works closely with city, county and state governments and the Tulsa Metro Chamber of Commerce on common goals. However, its efforts are primary focused on issues that benefit its constituency — the more than 1,400 downtown property owners, employers, retailers, residents, educational and religious institutions.
